TOP 15 TIPS TO REDUCE COST OF SMALL HOUSE PROJECT.

1) Use of 6 mm steel rods in pcc plinth slab and links for lintel and chajja rather than 8 mm steel rod.
2) Use of GGBS  to reduce cement content in concrete and mortar. It will reduce 15 % cost of concrete and mortar.
3) Use of crushed sand in a substitute material of natural sand (bodeli) to making of concrete and mortar may reduce 10% cost of concrete and 15% cost of mortar.
4) Use precast curbing which made on site of steel fiber reinforced concrete or glass fiber reinforced concrete will terminate the cost of transportation and freight.
5) Use of AAC blocks for wall between two units or two houses or common wall, will reduce plaster cost of wall and saving mortar for build a wall. It will reduce load on structure which directly affects steel requirement in beam and column.
6) Calculate the bbs of every elements of each unit and plan to reduce unnecessary wastage.
7) Design the compound wall according to reduce its volume like we can design a upper portion (above 4') as partition wall in every block. In which we can put images of our project which look some different and reduce our compound wall cost.
8) Manage all activities to save time and stock material as per requirement of next 15 days. This planning will reduce the unconditional expense and sometimes avoid freight and transportation expenses.
9) Use mirror design for every unit or house. It may reduces the quantity of walls or increases common walls which directly reduce our cost.
10) Use ppc cement in plaster, flooring and masonry work or other miscellaneous works. and use opc only for slab and beam or other important work. 
11) Use gypsum plaster on walls rather than mortar plaster. It reduces the cost and saving time. It will directly reduces the requirement of birla putty due to flat surface level of wall.
12) Use white marble of cost 45/- per sqft for windows and door frames. For side which door and window would be fitted.
13) Use level chair during casting of slab to get a flat and levelled surface. It will reduce the bedding of cement - sand for flooring which affect on cost.
14) Use kota underneath of kitchen and waste tile for bottom otli of kitchen.
15)  Use wastage of bricks and blocks in plinth level below slab to avoid p.c.c underneath slab. These well compacted wastage provide hard layer for slab.
